This one of our most valuable “stand-alone” services. It is a report in which we identify the top “must-do” items to make the home most attractive. It can be a list the homeowner will use on their own or the priorities we will follow in doing the staging.  

Staging Services
Every home is unique and no two staging situations will be the same. 1st Stage Home Design can provide as little or as much service as desired or needed. Your staging consultant follows our patented 8-step process that guarantees the most important aspects will be professionally handled. Using our “buyers’ eye” and professional training we will produce dramatic transformations to the main areas of the home. Ultimately, your house will be “show ready.”  At the end, we’ll provide you with digital photos of the staged areas that you can use for your marketing efforts.

A minimal staging effort for a smaller home (under 2000 sq. ft.) can usually be accomplished in a half day. Larger homes usually require a full day’s staging. Vacant homes often need more than a day to completely furnish and accessorize. Your 1st Stage Consultant will work out the time frame and provide an estimate based on the number of days needed. 

Vacant Home Staging
Our staging “magic” can transform a series of empty rooms into a home that has a welcoming, “lived-in” look.  Your home will be equipped with a complete suite of furniture and accessories that we will arrange to have delivered beforehand and picked up afterwards. We arrange and place lighting fixtures and accessories so buyers can better imagine living in the home. When your house is sold, 1st Stage Home Design will orchestrate the removal of all the rental items so the house is ready for the new owners.

Completed Action Plan and “Do-It-Yourself” Guides
This service is for home owners who prefer the “DIY” approach. In addition to the services above, we will provide a completed 10-page, Action Plan. We’ll walk through your home together and involve you in creating a customized Action Plan with your goals in mind. We’ll also email you “Do-It-Yourself” guides for projects to make a dramatic difference in the value of your home. 

New Listing or Open House Staging Weekend (Includes Completed Action Plan)
Are you just about to go on the market or have an Open House? Give that all important first impression with this service! A 1st Stage Home Design consultant will spend two full days transforming the house into a buyer’s dream. Your consultant will work from the detailed Action Plan as discussed with you in the consultation. To get top dollar, every home should go through our complete home staging transformation BEFORE being listed!

Shopping Service by the hour
Accessories and knick knacks can give a home that special “designer’s touch” that set it apart – but who has time to go out and find them when you’re trying to sell? Answer: we do. First, we will work out a budget to include all purchases and services. Then we’ll find  those accessories that serve as investments in the sale of your home -- simple, inexpensive purchases that go a long way in changing the look of a room. We know where to go and even receive “Designer Discounts” on what we purchase for you. Shopping services are billed by the hour.
